South-Sydney Food Factory

Client MandateThe client is a European food group who has been renting in Mascot for several years, and engaged us to source a food factory to purchase for their business. The ideal brief was to source a solid 1000m2 warehouse in good conditions within an IN1 zoning in South-Sydney, a very tightly held industrial precinct, with a $7m budget.
‍ResultSourced off-market, this 645m2 Industrial warehouse boasting a very high 9-10m clearance allowed our client to maximise the height and save on floor area reducing the NLA needed and lowering the budget. We conducted extensive DD to ensure our client could easily obtain a change of use to suit their specific needs, and negotiated favourable terms and a price well below the client’s initial budget.
